Yes. The resident app is free. The society pays a flat monthly fee based on the number of units, with no per-resident charges.
Each flat opts in to the partners it wants. When a partner dispatches a delivery or cab to your address, the gate receives a pre-approved entry and you receive the card on your phone, so you can still reject it. Nothing is shared with a partner you have not enabled.
